Just the two of us — for now.
Two incomes, no kids yet, and a shared spreadsheet with a deposit goal at the bottom of it. This is the saving window — the stretch where a couple has the most spare cash they may have for a decade, and the clock on it is shorter than most people think.
At the median, the gap between the wedding and the first baby is barely a year — so the ‘save while it’s just us’ window is shorter than it feels. What you do with it compounds: the deposit you land, the loan you can service on two incomes before one steps back, and whether HECS is quietly trimming your borrowing power. Small moves now set the terms for the busy decade next.

On paper this is often the strongest cash position a couple will hold — two incomes, no dependants, no childcare line. The catch is that it’s temporary, and the deposit target climbs with prices even as the couple saves. When you start is the whole game.
The earning picture
Likely the highest household income per adult on the map — two full-time incomes, no dependants. The bands below are for all couple families without children (the Census doesn’t age-split them, so pre-family and empty-nest sit together here); read them as “how much runway do we have before the goal moves again?”
The average new owner-occupier loan was $735,000 in the March quarter of 2026 (ABS Lending Indicators). That figure is the loan, not the price. A 20% deposit means a purchase price of $918,750 and cash of $183,750 — not 20% of the loan ($147,000).
At the ABS medians, first marriage is 31.2 for women and 32.8 for men, and a mother’s first child arrives at 32.1 (Marriages and Divorces 2024; Births 2024). The married-no-kids window at those medians is about a year. Saving $2,000 a month for that year sets aside $24,000, about 13% of the $183,750 deposit. The rest comes from earlier saving, a smaller purchase, or lenders mortgage insurance.
The Census does not age-split couple-without-children incomes, so this page does not invent a state median for pre-family couples.
The story here is timing, not tightness. This household usually has the surplus — what it lacks is time, because at the medians the married-no-kids stretch is under a year before the numbers change. So two questions turn urgent: how fast can the deposit come together, and does buying now beat renting-and-saving for another year?
The HELP balances many in this cohort still carry (average ~$27,600, data.gov.au HELP statistics 2024–25) quietly trim borrowing power at exactly the wrong moment. Whether a voluntary repayment before applying is worth it is a real calculation, not a gut call.
What the year has to cover
The year between a median first marriage and a first child is not a spending chart the Census will draw for this age group. It is four things that arrive together: the deposit, the costs on top of the price, any HELP debt a lender counts against you, and a cash buffer so the first rate rise does not empty the offset.
Two incomes help, until compulsory HELP repayments are counted as a commitment. See what a lender will actually advance before you treat the $735,000 average as your number.
See whether paying HELP down before you apply is worth more than leaving that cash in the deposit. Indexation on the balance you still hold is linked below.
The deposit should not be the only cash in the account on settlement day. Size a buffer before the savings goal is entirely a house deposit.
Conveyancing, inspections and adjustments sit on top of the deposit. Stamp duty is the large one, and it is different in every state.
Work the duty for NSW, Victoria, Queensland, South Australia, Western Australia, Tasmania, the Northern Territory and the ACT. Indexation on an existing HELP debt is a separate sum: 2.8% on 1 June 2026, in the HECS indexation calculator.
The saving window
The romantic version has a couple saving hard for years before kids arrive. The ABS medians tell a tighter story: marry at 31–33, first child at 32, and the pure saving window is measured in months, not years.
That doesn’t make the deposit impossible — it makes when you start the whole game. The tools below answer the two timing questions this window forces.
